PRE-CON
Assist the Owner through all phases of the Design Development Process
Oversee and Manage the Architectural and Design Team
Conduct regular Owner, Architect and Contractor (OAC) meetings
Establish a Critical Path Schedule with “MUST MEET” milestones
Schedule a “Preliminary Review” meeting with the city or municipality
Provide a complete detailed “In-House” budgetary Cost Estimate Summary.
Provide qualified subcontractor budget estimates
Review and select subcontractor value engineering and alternate bid options
Select specialty contractors and integrate any owner-supplied options
Provide a Construction Schedule (CPM) with subcontractor input
Verify final scope of work and identify general conditions
Provide overall final budget analysis
Prepare building Permit Applications for submittal
Present overall project scope, schedule and budget to Owner
CONSTRUCTION MANAGEMENT SERVICES
Lawfully (unlimited) Licensed Construction Management Company
Act as Owner’s Representative to provide Contract Administration
Full compliance with Contract Documents understanding of Field Conditions
Provide qualified staffing to assure all work is in accordance with Contract Documents
Assist Owner in selection of Prime Contractor
Schedule and coordinate activities of Prime Contractor
Provide the communication vehicle between Owner and Prime Contractor
Review and approve Prime Contractor’s Schedule of Values
Review and certify all Applications for Payment from Prime Contractor
Assure Prime Contractor compliance with Insurance and Bonding requirements
Review and approve Prime Contractor’s CPM (Construction Schedule)
Empowered with the authority to reject non-conforming work
Review all submittals, samples, and shop drawings for approval recommendation
Prepare Change Orders and Change Order Directives
Receive, review and log all RFI’s (Request for Information) from Contractors
Conduct inspections to determine the dates of Substantial Completion
Review and coordinate all contractors’ Safety programs, including OSHA, MSDS, and Emergencies
Review to insure all Warranties are issued and start dates recorded
GENERAL CONTRACTOR SERVICES
Lawfully (unlimited) Licensed General Contractor in project jurisdiction
Full understanding and compliance with Contract Documents and Field Conditions
Provide full supervision with construction policies and procedures
Provide all Labor, Material and Equipment necessary for project completion
Provide a Contract Sum with a Schedule of Values
Provide required insurances and /or Payment and Performance Bonds
Provide and maintain a Construction Schedule (CPM)
Provide a “Contract Time Period” for Substantial Completion of the Work
Provide all Permits, Fees, Licenses by governmental agencies
Pay all Sales, Consumer and Use Taxes
Provide qualified subcontractors
Present to Owner subcontractor value engineering and alternate bid options
Provide a safe, clean job site in compliance with all OSHA regulations
Provide Allowances for materials to be determined
Provide all shop drawings, product data, samples and submittals as required
Provide for protection of persons and property
Provide Progress Payment and Completion (Close-Out) Documentation
Provide Warranty for all Material, Equipment and Workmanship
DESIGN BUILDER SERVICES
Design – Builder shall provide a fully licensed professional Design Team (Architect, Engineers, and other design Professionals) to develop a complete set of Design-Build Documents that set forth in detail all the requirements for construction of the project
Oversee and manage the Architectural & Design Team throughout the process
Conduct regular Owner, Architect and Contractor (OAC) meetings
Establish a Critical Path Schedule with “MUST MEET” milestones
Prepare and file documents required to obtain approvals of governmental authorities
Attend all city-required submittal application hearings
Provide a complete detailed “In-House” budgetary Cost Estimate Summary
Design Builder to have sole responsibility over construction Means and Methods
Provide qualified subcontractors, vendors and suppliers
Provide a Construction Schedule (CPM)
Verify final scope of work and identify general conditions
Provide overall final budget analysis
Provide Warranty to Owner for all materials, equipment and workmanship
Provide Owner complete set of Project As-Built Documents and all product warranties
